Community Details
Crows Nest is a beautiful upscale 63 home estate that lies secluded and secure behind its walls and wrought iron gates. Set amongst a forest of fully grown pine trees, 5 minutes from the soon to be completed Posner Shopping Center and a mere 15 minutes from the heart of Disney World, it is the ultimate in Florida vacation home ownership.

The plans are large and spacious and each home comes fully furnished including the window treatments and all household goods. Swimming pools with heaters are standard and the interior features including extensive use of ceramic tile flooring, rounded corners and paneled cabinets.

Within the community there will be walking trails set amidst the trees, a BBQ Area with Gazebo, Kiddies Tot Lot and a Volleyball Court. The site of Crows Nest is currently forest and as much of the mature as possible will be retained.

Management & Rentals
All homes will be managed by Classic Florida Management and the community as a whole will be marketed separately from other estates to obtain the highest possible rental rates. The unique location and the upscale nature should attract a solid core of retail renters from both the US, UK and European markets.
 

Construction Schedule
Trident Development & Construction LLC. will handle the total development of the subdivision and will have all roads and infrastructure in place by February/March of 2006. Vertical construction will begin in April 2006 and at least 15 homes a month will be started. If all goes to plan the site will be fully completed no later then December 2006. Currently the planning and permit stage is about two months ahead of schedule, so October 2006 is the present project completion date.

Reservations and Deposits
Homes can be taken off the market and price locked in with a reservation agreement and $5,000 deposit. All reservations must go to a Purchase Agreement within 10 business days and a balance of 25% must be paid within 30 days of signing of the Agreement. All funds to be made out to: Crows Nest LLC., and are payable by US cheque, International Money Order or wire transfer.

Financing
All mortgage financing will require a 25% down-payment.
By using Classic Florida Mortgage; buyers will receive a concession of 3% of the mortgage amount from the developer towards closing costs.
Clients that wish to obtain mortgages or equity draws in the UK will be treated as a CASH buyer. Cash Buyers will enter into a draw schedule agreement with the developer; 25% at contract, 25% at permit, 20% at block, 20% at frame, 10% at completion. They will also receive a concession from the developer of 3% of the base price at closing.
